Inversiones Ankat Limitada is a private company that invests its own capital in Chile. We are not raising money from anybody and we do not manage anybody else's. This page is about the thing that surprises people most often in a Chilean contract: the amount is fixed, and the price still goes up.
The Unidad de Fomento is not a currency and it is not an interest rate. It is a unit of account whose value in pesos is recalculated every day so that a debt expressed in it keeps the same purchasing power. Property, mortgages, many rents, insurance premiums, professional fees and a great deal of commercial contracting in Chile are written in it.
Because it is so familiar here, nobody explains it — and so the arithmetic above catches people who have signed the document without noticing which of the two numbers on it was the fixed one.
When the index falls, the UF falls with it, and an obligation expressed in UF costs fewer pesos. That is the honest symmetry, and it is the part usually left out. It is rarer than the other direction, and it is not something to plan around — but a contract in UF is an exposure to an index, not a one-way escalator.

Indexation is not good or bad. It is a direction. Everything depends on whether the thing you receive and the thing you owe are measured in the same unit — and for most people in Chile, they are not.
Wages are generally paid in pesos and adjusted occasionally. Housing costs, mortgages and many rents are in UF and adjust daily. That mismatch is the single most common source of quiet financial pressure here, and it does not announce itself: nothing on the statement changes, the instalment simply converts to more pesos than it did last month.
The practical response is not to avoid UF contracts, which would rule out most of the market. It is to know which side you are on before signing, and to size the obligation against the worse direction rather than the current one. An instalment that only works at today's conversion is not an instalment you can afford.
Earning in one unit and owing in another is a position, whether or not you chose it.
A second thing that catches people: the same property has several different values at the same time, all of them correct, none of them interchangeable. Quoting one when somebody means another is how a plan falls apart late.
The order matters. People commonly plan from the market value, borrow against the lender's value, and are then surprised by a gap they have to fund from their own pocket at short notice. Establish the third number before committing to anything that depends on it — a signed promise with a financing condition is a very different document from one without.
All correct at once, and not substitutes for each other.
None of them is controversial. All of them are cheaper to agree now than to argue about later.
A UF amount becomes pesos at the value on a particular date. Say which date in the contract — the due date, the payment date, the invoice date — and do not leave it to be decided by whoever is owed.
A late payment converts at a later UF value as well as attracting whatever the contract says about default. Know whether you are being charged once or twice for the same delay.
Check whether charges, commissions, insurance and penalties are also in UF, or in pesos, or a mixture. A contract can be indexed in places people never read.
